  • Assist in site selection, through existing broker and other contacts
  • Preliminary feasibility analysis

  • Recommend and facilitate hiring of diligence consultants, including environmental/wetlands, geotechnical and traffic, and counsel
  • Recommend and facilitate the hiring of design and construction firms, including civil engineers, architects and general contractors 
  • Provide market-based engagement agreement consulting and negotiations

Budget Monitoring and Administration

  • In consultation with client, develop preliminary project budget
  • Monitor project budget throughout the project and work to reduce costs

Due Diligence and Entitlement

  • Manage due diligence process and entitlements through engagement with municipal officials and residents, as needed, prior to acquisition
  • In consultation with third parties, determine utility availability and potential offsite improvements

Annexation and Rezoning

  • Annex and rezone the property, if necessary, or engage and manage counsel or other third parties
  • Engage with municipal officials and residents

Acquisition

  • Provide market-based purchase and sale agreement consulting and negotiations

Design Oversight

  • In consultation with client and design and construction firms, oversee the design process

Owner’s Representative

  • Act as owner’s representative after acquisition and throughout the construction process

Leasing, Acquisition and Disposition

  • Provide market-based lease and purchase and sale agreement review, consulting and negotiations

Real Estate Fund Diligence Analysis

  • Analyze proposed investments in real estate and real estate-related funds for risks and other issues
  • Review and provide report on fund offering and governance documents and third-party diligence reports
